Priced in writing before anyone comes out.
Who we work with
Managers and owners running units, not national portfolios.
Property managers and owners running rental units in Chicago and the near west suburbs. Service calls, punch lists, between-tenant repairs, and the small work that stacks up while a unit sits.
We’re not set up for national portfolios running a vendor platform. If that’s you, we’re not your vendor yet.
How it runs
One number, one scope in writing before anyone starts, one invoice that matches it.
You don’t chase a crew, you don’t coordinate trades, and you don’t find out about a change after it happened. Repairs are supervised on site by Ricky, and every job carries a written scope and a photo record.
What it costs
Flat rates by job size, not hourly.
Most small repairs run $150–$400. Larger scopes are priced the same way, in writing, before anyone comes out.
At cost plus 20%, itemized. Or supply your own.
Card on file, charged when the job is done. Larger jobs take a deposit. Net terms once we’ve worked together.
The paperwork
What you’ll need before you can add a vendor.
⛔ Owed — insurance, licence, entity
The certificate of insurance with an additional-insured endorsement, the licence number, the W-9 and the entity name, and background checks for anyone holding unit keys.
Every one of those is being confirmed right now, and not one of them is going on this page as a claim before the document exists. Ask for the packet and you’ll get what is real, on the day it is.
The record
Finished rooms, captioned with what was done.
Start with one repair
(312) 826-7815Mon–Fri 9–5, Sat 8–4. Somebody answers outside those hours too.
Send one repair and see how it goes. Scope, price, photos. You’ll know inside a day whether we’re worth keeping on the list.
Send us a scopeEmail the unit and the scope, or call. You get a written price the same day, and nothing commits you to a second one.
