What we fix
And a list of what we turn down, which is the more useful half.
The job list
What the crew finishes well enough to publish.
⛔ Owed — from Dad, 07-30
The published job list goes here, grouped: drywall and paint, doors and locks, fixtures and hardware, floors, and the rest. Each group becomes its own page later.
It ships narrow rather than wide. Every line is a promise, and a promise on this page is what a property manager holds us to in front of her owner.
What we don’t do
We’d rather tell you no than send someone who shouldn’t be doing it.
If it’s on that list we’ll say so on the call, and where we can we’ll tell you who does do it.
How pricing works
We price by the job, not by the hour.
Send a photo and the address, and you’ll have a written price the same day. Most small repairs run $150–$400.
That price is what you pay. If we open a wall and find something nobody could have known about, we stop and call you. Nothing changes without your written okay.
Materials at cost plus 20%, itemized. Or supply your own.

You’ll reach our automated assistant first. It says so up front, and a real person is always one step away.
Send a photoSend the photo anyway. If it isn’t ours we’ll tell you on the call, and it costs you one text to find out.
